What rental arbitrage actually is
In rental arbitrage, a professional operator signs a standard lease on your property, furnishes it, and rents it to guests for short stays (under 30 nights) or mid-term stays (30 nights to several months). You have one tenant on the lease: the operator's company. They pay rent on the 1st whether the unit is booked or not.
Done right, it is a commercial lease with a clear use clause. Done wrong, it is subletting without permission, which is why written landlord consent sits at the center of every legitimate deal.
Why owners say yes
- Reliable rent. Operators run a business on your unit, so rent is a fixed cost they plan for, not a personal bill.
- At-market or above-market rent. Many operators pay asking rent or more for a longer term.
- Better upkeep. Guest reviews depend on condition, so units are cleaned professionally after every stay and issues get fixed fast.
- Fewer turnovers. A 2–3 year operator lease replaces several residential tenancies, with less vacancy and fewer make-ready costs.
- Frequent eyes on the property. Cleaners and the operator are inside regularly and report problems early.
The real risks, and how to manage each
None of these should be hand-waved. Each one has a contract answer.
- Wear and tear. Require a cleaning standard, quarterly walk-throughs and a move-out condition report. Set the deposit to reflect furnished use.
- Liability. Standard renter's insurance does not cover paying guests. Require a dedicated short-term rental liability policy, at least $1M, naming you as additional insured.
- Neighbors and noise. Cap occupancy, ban parties in the lease, and require a decibel monitor (not a camera) inside the unit.
- Local rules. Many cities require STR permits or limit non-owner-occupied rentals. The operator should obtain permits and collect occupancy taxes. Mid-term stays of 30+ nights usually fall outside STR rules.
- HOA and mortgage terms. Check your HOA bylaws and mortgage or insurance terms before agreeing. HOA rules can override your consent.
Short-term or mid-term: which is better for you?
If you are cautious, start with mid-term. Guests are traveling nurses, relocating professionals and insurance placements staying a month or more. Turnover is lower, wear is closer to a normal tenancy, and most city STR ordinances don't apply. Short-term earns the operator more and can support higher rent, but brings more turnovers and more regulation.
How to vet an operator
Ask every operator for the following before you sign:
- Current portfolio: number of units, markets and how long they have operated.
- Two landlord references you can call.
- Their insurance certificate, or a quote naming you.
- Sample listing and reviews from a unit they run today.
- Entity documents: the LLC that will sign, and a personal guarantee if they are new.
- Their plan for permits, taxes and HOA rules in your city.

What a good operator lease includes
Use the standard residential or commercial lease, plus a consent addendum that covers: permitted use (STR, MTR or both), minimum stay, maximum occupancy, insurance requirements, cleaning and inspection schedule, compliance responsibilities, and an exit clause if rules change. Our consent agreement guide walks through each clause.
How ArbiBase works for owners
Owners list free. We verify every operator who can unlock your property, document your consent before your listing goes live, and check your city and HOA rules. You only talk to operators who meet the standard. List your property.
Frequently asked questions
Is it legal to rent to an Airbnb operator?
Yes, when you give written permission and the use complies with local rules. Mid-term stays of 30+ nights are allowed in most places; short-term stays may need a permit.
Will I earn more than a normal tenant?
Often you can ask for market rent or slightly more, plus a longer term. The operator keeps the upside from bookings in exchange for carrying the vacancy risk.
What if the operator stops paying?
It is a lease, so normal remedies apply. Reduce the risk with a larger deposit, a personal guarantee and references.
