Every landlord in here has already said yes.
ArbiBase is a board of sublease-approved units, with the underwriting tools next to them. You skip the part where you find someone open to the model and go straight to the part that makes money.

Signed landlord consent on file for every listing
Not a lead list. Every unit on the board was sourced by our team and the owner documented, in writing, that they're open to subleasing before it was listed.

You don't have a deal problem. You have a yes problem.
Deals are everywhere. Landlords who will sign one are not. Most operators who find us are burning weeks on the same three things.
Two hundred calls for one maybe
You work a list of listings that were never screened for subleasing, and most of the conversation is spent explaining the model before you can even ask.
The same units, shared everywhere
The properties that do surface in groups and lead lists have already been worked by fifty other operators, so approval is a race you usually lose.
Numbers built on optimism
Comps come from a scraped spreadsheet and regulatory risk is a browser tab you meant to check, so the deal looks great until it doesn't.
ArbiBase inverts the order of operations. You start from landlords who already documented that they're open to it, then spend your time on the part that actually makes money: underwriting and operating.
See a deal go from the board to a signed lease.

Three ways operators find units. Two of them hurt.
Every operator is already paying for inventory, in calls, in dues, or in lost deals. The question is what you get back.

One week of cold prospecting costs more than a year of access in time alone, and ends with a maybe. The board starts you at a documented yes, in every market you operate.
Find it, underwrite it, run it.
One terminal for the whole arbitrage workflow. No stitched-together spreadsheets, no scraped lists.
Verified inventory, not lead lists
Every property carries a verification tier showing how the landlord's openness was documented: verbal, written, or a completed digital consent form, re-checked periodically.
- Signed owner consent
- Weekly drops
- V1 to V3 on every listing
Underwrite before you tour
Revenue estimate and ROI in one model. Every listing arrives underwritten; run your own with editable assumptions and a clear pass or fail. Most operators kill half their shortlist here.
- 5 / 20 / 50 analyses a month
- Extra runs: 5 for $75
- Compliance notes by market
An analyst that knows your board
Ask about a market, a unit or your portfolio and get answers grounded in platform data, not the open web.
- Pro: 50 messages a month
- Premium: 1,000 (fair use)
Read the lease before you sign it
Upload a lease and get sublease, short-term use and liability clauses flagged, then ask follow-up questions about the terms.
- 2 / 10 / 40 leases a month
- 20 questions per lease
Watch the portfolio, not the inbox
Once units are live, track revenue, occupancy and margin per property in one view, so you know which unit is carrying the portfolio and which needs attention.

What actually happens after you start.
The failure mode with any subscription is paying for it and never opening it. Here is the path we walk every new operator through.
Day 1
Onboarding call and market setup
An onboarding call, then we set your markets, your buy box, and your alert preferences so the board only shows you units you would actually sign.
Days 2–3
Shortlist and underwrite
Pull your first shortlist and run each unit through the Greenlight Engine with your own assumptions. Most operators kill half the list here, which is the point.
Days 4–5
First landlord conversations
You reach out with the verification record in hand. The conversation starts at terms and screening instead of explaining what rental arbitrage is.
Week 2 on
Applications and lease execution
You apply, negotiate, and sign directly with the owner. We stay out of the lease; the compliance library and your onboarding lead stay available while you work it.
If you get through that week and it isn't for you, cancel. No annual lock, no setup fee, and nothing to unwind.
What it looks like in practice.
“Two verified units in week one. The consent flow felt professional and landlords actually replied. This is the operator product I have been describing in spreadsheets for three years.”
“Just started using the tools and I already feel sharper analyzing deals before I commit to a unit.”
“Instead of stalling at the find-a-landlord stage, the conversation shifted to underwriting and operations. That is where it should have been all along.”
The things you're already thinking.
I've bought lead lists before. They were recycled garbage.
So have we, and that's the reason the verification tier is on every listing. You can see whether the landlord's openness was verbal, written, or a signed digital consent form, and when it was last checked. Nothing is presented as more solid than the evidence behind it.
Does "verified" mean I'm approved?
No, and we won't pretend otherwise. Verification means the owner documented openness to the model at a point in time. You still apply, get screened, and sign your own lease. What it removes is the cold "no" at the start of every conversation.
Couldn't I just find these properties myself?
You could, and plenty of operators do. The question is what your week is worth. Sourcing, calling and qualifying to find one landlord who is genuinely open is the most expensive part of this business, and it's the part we've already done for every unit on the board.
How is this different from the deals I see posted publicly?
What gets posted publicly is overflow. Subscriber inventory is the full board: every market, every tier, with the verification record and the underwriting tools attached, and you see it before anything reaches a public audience.
I'll subscribe and then never use it.
That's the honest risk with any tool, which is why every new account comes with an onboarding call and a defined first week rather than a login and good luck. If you finish that week and it isn't earning its keep, cancel in two clicks.
Is $98 a month worth it if I'm not operating yet?
If you're still deciding whether arbitrage is for you, start with the compliance library and the underwritten numbers on every listing before you spend a dollar on a lease. If it isn't a fit, cancel. One avoided bad deal is worth more than a year of the subscription.
I don't have time to do the outreach myself.
