Free tool

Free Greenlight check.

Enter an address and its monthly rent. You'll see whether estimated short-term rental revenue is at least 1.5 times the rent, the floor every Verified ArbiBase listing has to clear, with a revenue range and what drives the result. Free, one check per email a day.

We use your email to send the result. See our Privacy Policy.

How it works
  1. Enter the address and rent. Bedrooms help match comparable homes.
  2. We estimate revenue from comparable entire-home short-term rentals nearby.
  3. You get a verdict against the 1.5x revenue-to-rent floor, a monthly range and the main drivers, on this page and by email.

Illustrative: a $2,000 rent needs about $3,000 a month in estimated revenue to pass.

How the free check works

The check uses the same first test as the Greenlight Engine: estimated annual revenue from comparable short-term rentals, divided by the annual rent. At 1.5x or more it passes. Below that, it shows the highest rent that would pass at the same estimate, which is a useful number to take to the landlord.

It is lighter than a full analysis: it doesn't adjust for amenities or property type, and it doesn't check the lease, landlord consent or local rules. To model your costs, use the rental arbitrage calculator; to check a lease, the lease clause checker. Definitions: ADR, occupancy rate.

Questions

What does the free Greenlight check tell me?

Whether estimated short-term rental revenue for the address is at least 1.5 times the monthly rent, the floor every Verified listing on ArbiBase has to clear. You also get a monthly revenue range, the revenue-to-rent ratio, the highest rent that would clear 1.5x and the main factors behind the result.

How is the revenue estimated?

From short-term rental market data for comparable entire-home listings near the address with the same number of bedrooms: what they earned over the last twelve months, their nightly rates and how often they were booked. Where there are too few active listings nearby, the estimate comes from a market model for the address, and the result says so.

Why 1.5 times the rent?

After rent, an arbitrage unit still pays for cleaning, platform fees, utilities, supplies, insurance and the cost of furnishing it. Revenue of at least 1.5 times the rent leaves room for those costs. Below that, the margin is usually thin.

Is the result a guarantee?

No. It is an estimate, not a guarantee of income. Actual revenue depends on your pricing, reviews, season and how you run the unit. The check also doesn't look at the lease, the landlord's consent or local short-term rental rules, which you need to confirm before you sign.

How is this different from a full Greenlight analysis?

A full analysis in the ArbiBase app also adjusts for amenities and property type, cross-checks live listings, shows the comparable properties and saves a report you can share. Plans include 5, 20 or 50 analyses a month.

How many free checks can I run?

One per email address every 24 hours. There is also a limit on free checks per day across the site; if they're used up, try again the next day.

What do you do with my email?

We email you the result and keep a record of the request. We only add you to our weekly guides and the 5-part getting-started series if you tick the box, and you can unsubscribe from those at any time.
