Guaranteed rent vs running an Airbnb yourself: an owner's comparison

Income, time, risk and costs compared: leasing to an operator, self-managing a short-term rental, and hiring a property manager.

Three ways to earn from short stays

As an owner you can (1) lease to an operator for fixed rent, (2) run the short-term rental yourself, or (3) hire a property manager who runs it for a share of revenue, typically 15–30%. Each trades income for time and risk differently.

Option 1: Lease to an operator

You receive fixed monthly rent, often at or above market, on a 1–3 year lease. The operator furnishes the unit, carries vacancy and seasonality, and handles guests. Your work: vet the operator, sign the consent addendum, inspect quarterly.

Best for: owners who want predictable income with almost no involvement.

Option 2: Self-manage

You keep all booking revenue, but you also pay for furnishing (often $8,000–$20,000), supplies, cleaning, software, platform fees and taxes, and you absorb slow months. Expect to spend several hours a week on messages, pricing and turnovers.

Best for: owners with time, local presence and appetite for variable income.

Option 3: Property manager

A manager runs it for a percentage. You still fund furnishing and carry vacancy, but avoid day-to-day work. Income is variable and you pay the manager whether or not the year is good.

A worked example

Take a 2-bedroom with $1,900 market rent and a short-term market of roughly $165 nightly at 65% occupancy.

  • Operator lease: $1,900–$2,050/month fixed, year one, no setup cost.
  • Self-manage: about $3,260 gross bookings, minus roughly $1,400 in costs = about $1,860, minus furnishing amortized over two years (about $500/month) ≈ $1,360 in year one, more in year two, with real variance.
  • Manager at 20%: about $3,260 − $650 fee − $1,400 costs ≈ $1,210, before furnishing.

How to decide

If predictable income and low effort matter most, lease to a vetted operator. If you want maximum upside and have time, self-manage. Owners often start with an operator lease, then reassess at renewal.

Frequently asked questions

Is guaranteed rent really guaranteed?

It is a lease obligation, so it is as reliable as the tenant. Vet the operator and ask for a guarantee.

Can I switch to self-managing later?

Yes, at the end of the lease term. Some operators will sell you the furnishings.
