Cash-on-cash return

Cash-on-cash return is annual pre-tax cashflow divided by the cash you put in up front. In rental arbitrage that cash is usually the deposit, first month's rent, furnishing and setup costs. It shows how hard your invested cash works in a year, and is the mirror image of the payback period.

Formula

CoC = annual cashflow ÷ total cash invested

Example

$900/mo cashflow on $12,600 invested is $10,800 ÷ $12,600 = 86% in year one.
