Payback period

The payback period is how long a unit's monthly cashflow takes to recover your setup costs: upfront cost divided by monthly cashflow. In rental arbitrage the upfront cost is usually the deposit, first month's rent, furnishing and launch costs. The shorter the payback, the sooner your cash is back if the lease ends early.

Formula

Payback = upfront cost ÷ monthly cashflow

Example

$12,600 upfront at $900/mo pays back in 14 months.
