Peru · Lima · Co-hosting
We run your Lima unit until your team can.
From the first guest, our Lima team handles messaging, turnovers, maintenance and the building. Once a vetted local co-host is ready, we hand the unit over with 30 days of overlap, and we stay on for the landlord and the guarantee.

Everything that needs someone in Lima.
You own the listing and set the strategy. We do the work on the ground, in Spanish when the building or a vendor needs it.
Messaging, 7 days
Pre-arrival screening, check-in instructions and support during the stay, in English and Spanish.
Pricing and listings
Run in Hospitable or Hostaway. Mid-term stays first, nightly where the building allows.
Cleaning and linens
Vetted cleaners, a photo checklist after every turnover and restocked supplies.
Check-in and keys
Smart locks where the building permits. Otherwise we meet guests and register them with reception.
Maintenance
Local vendors on call. Anything over the spending limit you set needs your approval first.
Administrator and junta
We keep the relationship with the building administrator, handle guest registration and respond to complaints.
Owner relations
Rent reminders, calendar access, quarterly inspections with 48 hours' notice.
Monthly report
Occupancy, revenue, costs and your net, plus every inspection and repair with photos.
Interim by design. Handed off in writing.
We're not trying to be your property manager forever. We run the unit while you're new to the market, then pass it to a local co-host you choose.
We co-host
We run the unit from the first booking and document everything: vendors, building contacts, guest patterns, costs. Capped at 5–8 units in the pilot.
ArbiBaseYou pick a partner
We shortlist two or three vetted Lima co-hosts with fee ranges and ratings. You interview them and choose one.
ArbiBase + youOverlap
The partner shadows us, then takes the lead while we review. Access, vendors and the runbook all transfer.
ArbiBase + partnerPartner runs it
Your partner co-hosts day to day. We keep the landlord relationship, field inspections and the guarantee.
Partner · ArbiBase on callA share of revenue. No retainer.
We only earn when the unit does. Billed monthly by ArbiBase, LLC in US dollars.
Interim co-hosting
Everything above, from the first booking until the handoff. Capped at 5–8 units in the pilot. Ends by month 4, or sooner once two partner co-hosts are onboarded.
Partner co-host
Set by the partner you choose. We show each partner's range on the shortlist.
Landlord guarantee
Covers your landlord against unpaid rent and damage, and keeps ArbiBase on landlord relations and quarterly inspections after the handoff.
Includes the Landing add-on
Co-hosting starts after landing: furnishing coordination, utilities, registry filing and the move-in photo inventory. US$750 flat, or US$600 for founding clients.
Run units for US operators.
We send you verified units with the landlord and building already on board. Partners pay ArbiBase a 10–15% lead fee on their co-hosting fees for every operator we send.
Before you hand us the keys.
Can I keep ArbiBase as my co-host instead of switching?
Interim co-hosting ends by month 4, or sooner once two partner co-hosts are onboarded, so we can stay focused on sourcing and verification. If no partner fits your unit, we'll extend month to month until one does.
How do you vet partner co-hosts?
ID and company checks, references from other owners, a trial turnover we inspect, and signed non-circumvention terms that protect your landlord relationship.
What happens if a partner underperforms?
You can replace them with 30 days' notice. We run the unit in between if needed and help you choose the next partner from the network.
Who talks to the landlord?
We do, always. Even after the handoff, ArbiBase handles rent reminders, inspections and any revocation process under the addendum.
Do guests pay IGV?
Lodging services may be subject to IGV. Your accountant decides how to invoice.
