What verified actually means.

Verification is informational, not a guarantee. This document defines exactly what V1, V2, and V3 mean, what they don't, and what every operator must do independently before signing a lease.

§ 01

Overview

This Property Verification Disclaimer ("PVD") explains how properties listed through the ArbiBase platform are reviewed, categorized, and maintained within our verification pipeline. ArbiBase, LLC operates strictly as an information and verification platform. Verification status provides informational insight based on available evidence at the time of review. It is not a legal guarantee, certification, brokerage opinion, or binding approval of any property for rental arbitrage, short-term rental (STR), or mid-term rental (MTR) activity.

§ 02

Verification levels (V1, V2, V3)

V1 - Verbal

The property owner or authorized representative has verbally expressed openness to rental arbitrage, subleasing, STR, or MTR activity during a recorded or documented conversation. Supporting evidence may include recorded calls (where legally permissible), transcripts, CRM call logs, or written summaries. V1 indicates preliminary openness only. It does not constitute written approval or contractual consent.

V2 - Written

The property owner or authorized representative has provided written communication indicating openness to subleasing or STR/MTR operations under stated conditions. Accepted forms include email correspondence, SMS, direct messages, or messaging platform conversations. V2 reflects documented written openness but does not replace a legally binding lease or contract.

V3 - Consented

The property owner or authorized representative has completed a consent form or written statement explicitly permitting subleasing, rental arbitrage, STR, or MTR operations under defined lease terms. Documentation may include signed consent forms, lease addenda, or formal written authorization statements. V3 is the highest tier within the ArbiBase system but remains informational and is not a guarantee of future approval or screening acceptance.

§ 03

Limitations of verification

Verification reflects information available at the time of contact and review. Conditions that may change include: landlord policy, property manager criteria, HOA governing documents, municipal STR/MTR regulations, zoning restrictions, building ownership, and insurance requirements.

Verification does not constitute A legally binding lease, brokerage representation, municipal permit, zoning approval, regulatory license, or guarantee of operator acceptance. All verification signals are informational only. Operators must independently secure fully executed written agreements before operating.

Screening decisions, including creditworthiness, background checks, income requirements, and risk assessment, remain solely at the discretion of the property owner or management.

§ 04

Operator responsibilities

Each operator using the ArbiBase platform is fully responsible for:

  • Obtaining and maintaining signed lease agreements directly with landlords or management
  • Confirming subleasing authorization in writing
  • Verifying compliance with all applicable municipal, county, state, and federal regulations
  • Securing required business licenses and STR/MTR permits
  • Confirming tax obligations and remittance requirements
  • Complying with HOA, condo, and building rules
  • Maintaining appropriate insurance coverage
  • Performing independent legal and financial due diligence

Failure to meet these obligations may result in removal from the ArbiBase platform.

§ 05

Liability disclaimer

ArbiBase provides verification data strictly on an "as-is" and informational basis. ArbiBase assumes no liability for: rejection or withdrawal of subleasing permission; regulatory or zoning changes; changes in HOA policy; denial of tenant screening; loss of income; lost deposits; penalties or fines; government enforcement actions; operational losses; business interruption; reliance on outdated information; or miscommunication by third parties. Use of ArbiBase verification data is at your own discretion and risk.

§ 06

Evidence & audit trail

Accepted verification evidence may include email correspondence, consent forms, text messages, direct message screenshots, recorded phone calls (where legally permissible), CRM call logs, and internal verification documentation. Personal identifying information may be redacted to protect privacy.

Verification records may be reviewed internally, audited periodically, re-checked upon request, and downgraded if conditions change. ArbiBase maintains internal audit trails for quality assurance and compliance integrity.

§ 07

Changes to verification status

If credible updates, disputes, or policy changes arise, ArbiBase may downgrade a listing (e.g., V3 to V2 or V2 to V1), remove unverifiable listings, mark listings under review, re-verify properties periodically, or suspend listings with inconsistent evidence. ArbiBase reserves the right to adjust verification levels without prior notice if reliability is compromised.

§ 08

No endorsement or guarantee

ArbiBase does not endorse any specific property, owner, operator, or business model. Verification is not a warranty, certification, or guarantee of suitability. Operators are solely responsible for performing independent due diligence before entering into any lease or business arrangement.

§ 09

Compliance statement

This verification framework is designed to align with: Florida Business and Professional Regulations (Fla. Stat. § 475); California Business & Professions Code § 10176; and New York Real Property Law § 231-b. ArbiBase operates strictly as an information and verification platform and does not act as a broker, agent, or property manager in any jurisdiction.
