Property Verification Disclaimer

1. Verification Levels

• Level 1 (Lead): A property has been identified, uploaded, and entered into the verification workflow.
• Level 2 (Verified): Landlord/manager was contacted directly and written or recorded permission confirming STR/MTR allowance was obtained.

2. Limitations of Verification

• Verification reflects information available at the time of contact.
• Market, regulatory, HOA, or landlord conditions may change after verification.
• Verification is not a legal lease, approval from authorities, nor a guarantee of operator acceptance.

Always confirm current terms with the landlord/manager and consult local rules before operating.

3. Operator Responsibility

• Obtain your own signed leases and confirm all terms directly with landlords/management.
• Comply with all local, state, and federal laws, permits, taxes, and HOA rules.
• Maintain appropriate insurance where applicable.

4. Liability Disclaimer

ArbiBase assumes no liability for:

• Rejection of subleasing/STR/MTR after an initial approval or change in policy.
• Regulatory changes affecting a property or market.
• Any financial loss, penalties, or damages incurred by operators.

5. Evidence & Audit Trail

• Accepted proof includes: email consent, signed addendum, text/DM screenshots, or recorded calls with consent (where lawful).
• Evidence may be redacted to protect personal information.
• Verification status can be re-checked upon request or periodically.

6. Changes to Verification Status

If credible updates indicate a policy change or error, ArbiBase may downgrade a listing from Verified to Lead or remove the listing.
